How To Maintain An Asphalt Parking Lot

Asphalt is a great material to use for parking lots since it is strong, durable, and can handle a lot of heavy weight from vehicles. However, all materials will eventually lead to cracking and various types of damage, which is why maintenance is crucial. Here are some important things to keep in mind when it comes to maintaining an asphalt parking lot.

Clean the Asphalt

Before you do anything, make sure the asphalt parking lot is cleaned thoroughly. Begin by cleaning out all of the cracks and potholes, as a lot of debris and dirt can get caught in there. You might need to use various tools in order to clean out the cracks. Also use a degreasing product to clean grease and oil stains from the asphalt. By removing them, you are able to extend the life of the asphalt and help the sealant stick to the asphalt material better. Get rid of dust and debris from the surface of the parking lot by using a blower or broom, and finally rinse it clean with a pressure washer.

Repair Cracks and Potholes

Once the parking lot has been cleaned thoroughly, you can start repairing any damage you see. Before sealing the driveway, you must make sure you start with a clean, smooth surface, and this includes filling cracks and holes. Asphalt crack filer is sold at hardware stores and will get the job done. You may need crack sealing equipment for larger cracks. Apply Sealcoating

Finally, your asphalt parking lot needs to be sealed properly. You can do this with a sealcoating product. Coating the asphalt prevents more serious damage and allows it to withstand heat, weight from vehicles, and various other forms of damage. Make sure you continue sealing the asphalt parking lot every year or so, depending on the package instructions. Some sealcoating lasts about two years.Keep in mind when you are applying sealcoating, it needs a few days to cure. Make sure you keep the area clean until it has dried completely.
